Sierra Shores offers the opportunity to own a multi-million dollar lakefront residence for a fraction of the cost. Most owners of luxury second homes find themselves using their home only 4 to 10 weeks a year, and yet still have the responsibility and cost of maintaining that home year round. Fractional ownership offers owners an innovative way to truly enjoy second home ownership, without the hassle, in addition to providing the quality of service and experiences only found at an exclusive resort. Sierra Shores is unique in that it provides a small number of individuals who are accustomed to the best the ultimate in lake front living, with the added convenience of having their homes fully maintained at all times.
Fractional Ownership Program
1) Owners purchase a 1/4th undivided fee-simple interest into one of the sixteen residences and an undivided fee-simple interest in the common areas.
2) For 1/4th interests each owner and their family have full and equal access to their specific residence one week every month for a total of thirteen weeks per year (specified in the twelve year calendar attached to the CC&R's).
3) Each owner has the opportunity and freedom to exchange use weeks with other owners to facilitate multiple week usages.
4) Each owner has the opportunity and freedom to rent out their use weeks through a local rental management company to help cover maintenance costs.
5) An on-site resident innkeeper is available to offer various services to owners and their guests including pre-arrival grocery shopping, concierge services and housekeeping.
6) Homeowners Association Dues include all costs associated with common area maintenance and utilities, interior home utilities and maintenance, on-side resident innkeeper, reserves for replacement and repair of common areas as well as the homes themselves as well as reserves for future replacement of furniture, fixtures and equipment in the homes. There are no additional fees charged to owners regardless of how often they use their home. The only fee incurred is a housekeeping fee.
