1) Owners purchase a 1/4th undivided fee-simple interest into one of the sixteen residences and an undivided fee-simple interest in the common areas.
2) For 1/4th interests each owner and their family have full and equal access to their specific residence one week every month for a total of thirteen weeks per year (specified in the twelve year calendar attached to the CC&R's).
3) Each owner has the opportunity and freedom to exchange use weeks with other owners to facilitate multiple week usages.
4) Each owner has the opportunity and freedom to rent out their use weeks through a local rental management company to help cover maintenance costs.
5) An on-site resident innkeeper is available to offer various services to owners and their guests including pre-arrival grocery shopping, concierge services and housekeeping.
6) Homeowners Association Dues include all costs associated with common area maintenance and utilities, interior home utilities and maintenance, on-side resident innkeeper, reserves for replacement and repair of common areas as well as the homes themselves as well as reserves for future replacement of furniture, fixtures and equipment in the homes. There are no additional fees charged to owners regardless of how often they use their home. The only fee incurred is a housekeeping fee.
